4233 Chestnut is the second offering in the LVL brand of apartments and is located in the University City neighborhood of Philadelphia. Referred to fondly as the next LVL, this 250,000-square-foot market-rate mixed-use development stands tall at seven stories and houses 281 Class A apartments featuring a mix of studios, junior one-bedroom, two-bedroom and three-bedroom units.

Exterior and interior amenity spaces were a priority for the design team, with game rooms, lounges and co-working spaces sprinkled throughout the upper floors and a large, shaded roof deck lounge perched atop with astounding views of the city. In addition, striking exterior materials were utilized to create a dynamic yet low-maintenance façade that will stand the test of time.

By utilizing modular construction as a delivery mechanism, and the work of the integrated design and delivery teams, this project was started and completed in a mere 15 months and supersedes its predecessor (LVL 4125) as the tallest wood-framed volumetric modular project in Philadelphia.
