Project Statement

“Where Houston meets New York City” — this concept is the inspirational spark that became The Sterling, Houston’s urbane multi-unit residence anchoring the rising, pedestrian-oriented Regent Square neighborhood. The Sterling’s development transforms an underused site into a cosmopolitan destination. With chic interiors and a spa-worthy courtyard, The Sterling synthesizes the best of hospitality and resort design.

This 1 million-square-foot, Texas-scale multifamily project wraps its eight-acre, block-wide site, framing two residential courtyards and embracing Regent Square’s public open space. It is the second phase of the 24-acre Regent Square master plan to bring a mixed-use district to the heart of Houston. Comprising four interconnected residential buildings and a public plaza featuring 50,000 square feet of retail, the 590-unit Sterling is a luxury residential setting and a dynamic and inclusive public place. Activity-based retail, including world-class restaurants, wraps around the plaza.

Balancing urbanity and approachability, The Sterling fosters connection indoors and out. Offering studio, one- and two-bedroom units, a rich, indoor-outdoor amenity package supports residents from wellness to socializing to working from home. An innovative interior architecture approach — incorporating mechanical mezzanine levels — allows for double-height spaces uncommon in low-rise buildings, creating spacious amenity environments combined with the desirable courtyards that low-rise construction makes possible.

The Sterling’s signature 50,000-square-foot pool courtyard — the size of a football field — includes a spa and wraparound bar, while an adjacent, smaller courtyard is a peaceful retreat. The fourth level connects both courtyards through an al fresco piazza and hosts the 16,000-square-foot interior amenity program, creating a social hub. Conferencing, group dining and entertainment lounges, including a double-height gaming lounge, are reserved. Notable amenities include a wellness center, dog spa, media lounge, three demonstration kitchens, two bike storage/repair rooms, and a dedicated bike path to a popular recreation spot, Buffalo Bayou.
