Project Statement

Modera Clarendon embodies biophilic design with an emphasis on healthy living, technology and co-working. Arlington, Va., took great interest in this development and requested the Washington Avenue interior have a visual connection to the streetscape, with co-working, pets and biking featured along those windows. To meet the city’s requirements and appeal to the young target demographic, the design team tapped the energy of the community by creating light, bright and vibrant amenities that connect both to the neighborhood and the property’s private courtyard.

Modera Clarendon's transitional red brick facade architecture is cohesive with the single-family homes that flank the property. The street level features large expanses of glazing designed to connect the active amenities with neighborhood activity and draw interest from passersby. While brand new, the design offers a seamless connection to the neighborhood and surrounding established retail and has been very well received.

Achieving LEED Silver certification, the property has a spacious bike storage room/maintenance shop with direct access to Washington Avenue. Residents don’t require a car since the Metro is two blocks away. The neighborhood is both safe and pedestrian friendly. Green roofs and bioretention areas reduce stormwater flow rates, LED lighting and programmable thermostats round out the efforts.

Located in a quaint neighborhood in the heart of Arlington’s vibrant Rosslyn-Ballston corridor, Modera Clarendon is the latest addition to this original urban village, which is surrounded by a mix of upscale businesses, including mom-and-pop shops, buzzy coffee houses and hip restaurants. It's a walkable and bikeable neighborhood where urban multifamily dwellings blur with single-family and townhomes. Tree-lined streets provide shade in this established suburb of Washington, D.C.
