Project Statement

RiverPoint began as the U.S. Coast Guard’s national headquarters building — a 609,265-square-foot, 43-year-old, reinforced concrete, office building on the Anacostia River in Washington, DC. As part of the Buzzard Point neighborhood master plan, including the new DC United soccer stadium, the development team converted the old office building into a mixed-use development with 480 luxury apartments, retail and waterfront restaurants.

To begin, the existing second story was removed to create desirable, ground-floor retail space. To celebrate the riverfront location and provide additional window lines for residents, four large notches were cut with surgical precision through five floors of the building, which also created four outdoor courtyard spaces for residents. From the courtyard cuts, 22 different elevations were created to be covered with a two-tone façade consisting of various materials including ACM panels, corrugated metal panels, metal siding and fiber cement panels. To increase the unit count, the top floor mechanical/electrical space was gutted and converted to residential penthouse units with the addition of a structural steel floor.

The pedestrian-friendly community is activated by the adjacent Anacostia Riverwalk Trail. Residents enjoy luxury amenities, including an expansive fitness center, indoor and outdoor lounge spaces with kitchens, co-working and conference spaces, game areas, a pet spa, two-story underground parking, 151-bike storage and a rooftop heated pool and sundeck with panoramic views of the National Mall and Potomac and Anacostia Rivers.
