Project Statement

Situated at the entrance to the Dallas Arts District, ZOM Living’s Atelier tower has 53 loft-style and 364 high-rise units, ranging from approximately 500 to 2,300 square feet with panoramic views of Klyde Warren Park, Uptown and downtown Dallas. Almost 90% leased, Atelier was designed by leading global design and architecture firm, Stantec, and the general contractor Balfour Beatty.

The tower’s modern architecture and interior design integrates arts and urban living as a nod to the art venues in the neighborhood. Atelier’s lobby functions as an art gallery, hosting a rotation of exhibits, all of interest to its residents and the broader community. The lobby is open to the public, with parking for the District in the basement garage. Atelier works with local artists and art collectives to showcase rotating art installations and coordinates art events and activations on site, including activities where residents learn to paint.

The residential tower comprises 41 stories and houses the 364 residential units ranging from one-, two- and three-bedrooms, all with floor-to-ceiling windows and uniquely angled balconies with full sweeping views of the Arts District and the Nasher Sculpture Garden. Additionally, there are 10 penthouses and 53 lofts with expansive terraces on levels two through six, with 11-foot ceilings on the first four floors and two-story lofts on the 5th floor.

Surrounded by art institutions, ZOM strategically designed the Atelier project to deliver high-end amenities without impacting adjacent sculpture work, museums and residences. Atelier is a triangular ‘Flat Iron’ shape, with its narrow end facing toward the Nasher Sculpture Garden and all primary windows faceted, as to direct reflections and shadows away from the sculptures, which seamlessly integrates the project into the District.
