Project Statement

The Yards at Old State is an elevated student living experience rooted in purpose, exploration and community located in State College, Penn., near Pennsylvania State University (PSU). Phase I of The Yards at Old State comprises 70 individual cottages and 279 bedrooms, including the standalone clubhouse. Leasing for The Yards at Old State is by individual bedrooms. Phase II comprises an additional 198 cottages and 814 bedrooms delivered in 2021.

Each cottage is outfitted with an interior of refined materials and furnishings, and each is equipped with modern, top-of-the-line fixtures and appliances. The homes are fully furnished and include a smart TV in every common living area, in-home WiFi and cable, quartz countertops, stainless steel appliances and full-size washer and dryer.

The amenities at the community offer unique areas and activities for introverts and extroverts alike. The tailored experience was designed to exceed student expectations, with ample areas for personal space and for social gathering. Residents can have the comfort of being "alone, together" in places like a cozy booth overlooking the exterior patio or can gather with friends and participate in various activities, such as a skeeball competition or a round of golf on the all-sport simulator. The amenity offerings not only elevate the experience but exceed in-market expectations for student living.

The community was developed by Toll Brothers Campus Living and designed by Bergmeyer to meet the specific needs of the student population.
