Project Statement

Park Kennedy is the first new development within the District’s vision for Hill East. Located atop the Stadium-Armory Metro, Park Kennedy delivers a mixed-use, mixed-income and transit-oriented development with 11,500 square feet of street-level retail, underground parking and 262 apartment homes, including 31 designated affordable.

This $95 million public private partnership between the District, Donatelli Development and Blue Skye Development (CBE Partner) was partly financed with EJF Capital Opportunity Zone equity. The development was designed by GTM Architects, with McCullough Construction serving as general contractor. Construction began in late 2018, and first move-ins occurred in the fourth quarter of 2020.

Park Kennedy is managed by Kettler and is certified LEED Silver, with a lease-up pace during the pandemic of 18 units per month. Retailer leasing is ongoing, with interest from local grocers and restaurants.

The property features beautifully appointed studios, and one- and two-bedroom residences, and one bedroom with dens. Homes include sleek modern farmhouse kitchens with stainless steel appliances, gas range, white Shaker-style cabinets and white quartz countertops with subway tile backsplash, luxury vinyl plank flooring, keyless entry, LED lighting, and full-sized washer and dryer. Balconies, terraces, warehouse windows, walk-in closets and Capitol views are available. This uncommon urban haven features whimsical interior design, custom furnishings, and curated artwork.

The focal point is the grand atrium, with catering kitchen and bar, resident study and library, and courtyard with outdoor bar, fountains, and bocce court. Fitness facilities include separate cardio room and yoga studio, which open onto the courtyard. The game room includes a curated mural, billiards, and ping pong. The community is topped by the landscaped rooftop, featuring Capitol views, bar and lounge, outdoor grills and TVs, plus a dog run and pet spa. Access-controlled throughout, the property includes a 24/7 front desk, bike room and fix-it-station, and electric vehicle charging in the underground garage.
