Project Statement

Located in the heart of San Jose’s premier district, Modera San Pedro Square is an eight-story mixed-use community that sits between San Pedro Market Square and North Almaden Avenue. The community features 201 one- and two-bedroom homes, perfectly nestled above approximately 12,000 square feet of onsite retail.

Modera San Pedro Square’s location played a large part in the overall design strategy, which provides residents and pedestrians with a paseo created to establish easy access through the community to Almaden Avenue and North San Pedro Street. The community is exceptionally commuter-friendly and within walking distance to Diridon Station, VTA light rail, DASH shuttle service, Amtrak and BART station. Immediate access to Interstates 280, 680, 880 and US Highway 101 provide residents with expedient access to the San Jose metropolitan area.

Apartment homes are outfitted with variety of modern design touches, including private balconies and patios, wood plank-style flooring, 9-foot ceilings, Energy Star stainless steel appliances, quartz countertops with tile backsplashes, pass-through closets, in-home stackable washers and dryers, as well as scenic mountain views in select homes.

Common-area amenities at Modera San Pedro Square include a club-quality fitness studio, rooftop and outdoor decks, work-from-home spaces, expansive clubhouse with foosball, pool table and demonstration room, game room, coffee bar and “maker’s room” studio — a private space for artists to bring their artistic passions to life. Ground-floor retail comprises two restaurants and a barbershop — all scheduled to open in early 2022 — as well as an Urgent Healthcare, which is already active. The retail additions bring new options to the area, and will perfectly complement the surrounding retail and dining establishments.
