Project Statement

Rooted in the master planned community of Otay Ranch, this new village delivers a diverse and vibrant multifamily neighborhood anchored by a downtown-inspired leasing and main street experience. A central village green flanked by boutique shops, community retail and sidewalk cafes complements broad pedestrian walkways and diagonal and parallel parking to emphasize the main street vibe.

Paying homage to the local history, the buildings feature a contemporary transitional farmhouse and agrarian aesthetic. Landmark architecture — featuring simple but compelling forms, square towers, broad gables, stone façades and metal canopies — orient users within the village. The unique and highly articulated community purpose facility provides an indoor-outdoor social gathering place and resort-style pool, while pedestrian experience is further enhanced with a series of outdoor plazas, parks and luscious landscaping.

Key design challenges were presented by the site’s naturally sloping topography and a diverse development program that required a variety of unit types and sizes to meet the demands of a broad target demographic, ranging from multicultural millennial couples to large families. The architecture responds by establishing several smaller, customized building types to meet the unique site geometry while delivering a broad range of building and unit plans that cater to the dynamic market.
