Project Statement

In Philadelphia’s bustling performing arts district stands a luxurious new oasis designed for wellness and well-being on the Avenue of the Arts. The 47-story, $253 million Arthaus is the city’s first biophilic condominium tower developed by award-winning urban visionary Carl Dranoff, whose work has raised the bar on luxury living in cities across America.

A-list architect Kohn Pedersen Fox designed Arthaus to be the next evolution in urban luxury. Its sleek and modern exterior has worldly sophistication with stepped, interlocking glass boxes at the top. Its vertically striped façade contrasted by horizontal balconies is stunning from every vantage point.

Inside, its design and amenities are a balm for the nervous system. The 36,000 square feet of indoor/outdoor amenities is a standout feature that creates a private sanctuary to refresh and recharge. There are lush greenspaces with gardening beds, a greenhouse, reflecting pool, sun deck, an exercise lawn, glass-enclosed 75-foot lap pool, two grilling terraces, and a dog park. Saunas and steam rooms, a fitness center, and a salon melt away the stress and enhance the mind/body connection.

The hospitality amenities encourage farm-to-table culinary exploration, family gatherings, group entertaining and remote working. With four or fewer homes per floor, each feels distinctly private. The highly intentional design choices in the interiors promote calm and restoration. That's achieved with high ceilings, grand foyers, abundant natural light, soundproofing, fresh air ventilation, open floor plans, natural surfaces, nuanced lighting controls, large balconies, and low noise appliances.

Arthaus features 108 luxury condominiums, including three penthouses with sweeping city and river views. There are 14 floorplans with top-of-the-line finishes, Poggenpohl cabinets and Sub-Zero/Wolf appliances. Homes range from 1,598 to 5,460 square feet.
