Project Statement

By envisioning and delivering value to ownership groups through innovative marketing, branding and lead generation opportunities, Bozzuto is continuing to define new levels of performance and satisfaction. Its in-house branding and marketing teams create compelling community stories designed to quickly achieve positive net operating income (NOI) for ownership groups and institutional investors. Harbor East Management Group and Bozzuto’s Liberty Harbor East includes 282 apartments, 33 boutique condominiums, and a flagship Whole Foods Market along Baltimore’s premier waterfront shopping and dining district. With a design that pays tribute to the history of Baltimore’s iconic harbor, the 22-floor Liberty Harbor East exemplifies a sophisticated, yet simplified, lifestyle that rises above the rest. As the highest price point in Baltimore, the Founders Club was created to demonstrate the value and prestige of Liberty. In addition, all apartments, condominiums, amenities, lobby and leasing office delivered at once, so there was a need to create high demand for the influx of supply. Similar to the Neiman Marcus Christmas Catalog, Founders Club status was given to the first 55 applicants who reserved an apartment home when the property started preleasing in April 2019. The Founders Club offered an elevated perks program, but instead of receiving typical incentives, these early adopters receive VIP access to extraordinary, aspirational and elite experiences such as movie screenings with John Waters, dinners with Adam Jones, tours of the Ravens locker room and more. The Founding Resident was entered into a raffle to win an elevated Tier 1 experience ($15,000 to $25,000 estimated value). Then during the Founders Club Initiation Event, the winners were announced, and all residents were welcomed into their new home. In addition, the Founders Club hosted a speaker event once a quarter, with cocktail hour before the event and a 15-minute Q&A with the guest speaker.
