The Credential - June 2026

Housing Credit Certified Professional (HCCP)

The first half of 2026 has flown by, and now we find ourselves heading into the summer months. Summer brings a welcome chance to relax, recharge, travel, and enjoy beloved holidays like Memorial Day, Independence Day and Labor Day. However you plan to spend the season, I hope you take a moment to soak in everything it has to offer.

Much like summer, the LIHTC industry is an ever changing landscape—one that requires time, focus, and continual learning. The Credential is here to support that growth with informative articles and webinars designed to strengthen your knowledge and skills.

This issue is packed with valuable insights from talented contributors across the industry. In his “Back to Basics Again” series, Scott Michael Dunn takes a deeper dive into HOTMA’s most frequently asked—and often most challenging—questions. New contributor Tommy Lowmon explores how the Average Income test can be used to preserve LIHTC properties, outlining long term strategies and addressing common concerns. Kelly Wakefield returns with Part II of her series on IRS Form 8609, this time focusing on multiple building elections.

Jill Cromartie offers an important discussion on deeper targeting for Post 15 properties and long term sustainability strategies—essential reading for anyone working with properties nearing or completing the federal compliance period. And don’t miss Christa Landram’s informative table and article reviewing assets under HOTMA.

Transitioning into this month’s webinar, Gary Kirkman shares best practices for training, attracting, and retaining strong staff—an area that continues to be critical across our industry. Our upcoming webinar, led by Erlinda McCoy and Jen Trumpy, will also focus on staffing. There truly will be something for everyone. Be sure to register for June’s webinar: Hiring Smarter to Retaining Longer: Management Best Practices That Work in Affordable Housing, which will take place on June 17 at 2 p.m.

I hope you find these articles helpful as you navigate the day to day demands of the LIHTC program—I certainly did. A heartfelt thank you to all our contributors for sharing your expertise and supporting this community.

If there are topics you’d like to see covered in future issues, please reach out. Next month, I’ll be attending the 2026 NCSHA Credit Connect and look forward to seeing many of you there. Stop by our booth in the Marketplace to say hello and pick up your HCCP ribbon.

Wishing everyone a safe, refreshing, amazing summer. Stay cool!
