The New American Home 2025 is nearly complete, as the build team at Sun West Custom Homes prepares the flagship exhibit for its unveiling at the International Builders’ Show (IBS) in Las Vegas, Feb. 25-27.

Juggling last-minute changes and coordinating final installs for such a high-profile show home can create a heightened level of stress for the build team, says Stephanie Osborn, the project’s interior designer. However, the hard-working team is pushing the project toward the finish line with several weeks to spare before the Builders’ Show.

“This thing is a fast-moving freight train,” said Mark Schlachter, superintendent at Sun West Custom Homes. “So we’ve got 80-100 people [working a total of] about 800 man hours a day, between 10-12 hours we’re working every single day.”

Among the countless innovative features in the 2025 show home, there are a few that Schlacter is certain will catch the eye of those who take a tour. He notes a unique garage door system, a floating staircase and a see-through glass floor that looks into the underground wine cellar as some of his favorite elements.

Registered 2025 IBS attendees can tour the home during the show via complimentary shuttle buses departing every half hour from the Las Vegas Convention Center (LVCC). Shuttle bus tickets will be distributed each morning on a first-come, first-served basis from The New American Home booth located in the Central Hall of the LVCC beginning at 7:30 a.m.

NAHB was on site last month to interview Schlachter and Osborn, and to capture the latest footage of the home’s progress. Watch the video below:

Count of Second Homes Declines in 2024

In 2024, the number of second homes in the U.S. was 6.2 million, accounting for 4.3% of the nation’s housing stock, according to NAHB estimates.
