Great Community Amenities Make This Award-Winning Development Stand Out
As the country begins to reopen following the COVID-19 pandemic, greater attention is being paid not only to how we use our homes, but how to incorporate health and wellness into our lives. GID Development Group, a national real estate organization, commissioned three world-renowned architects — Rafael Viñoly Architects, Richard Meier & Partners Architects and Kohn Pedersen Fox Associates (KPF) — to design an iconic collection of luxury residential buildings in New York City. The development is Waterline Square, a nearly five-acre residential development located along the Hudson River waterfront between West 59th Street and West 61st Street in Manhattan, where Midtown meets the Upper West Side.
Waterline Square represents an unprecedented approach to urban living. Offering a variety of lifestyle opportunities in one of New York City’s most coveted neighborhoods, Waterline Square offers condominium and rental residences across three residential towers. The three towers are set around a lush 2.6-acre park alongside high-profile restaurants from Cipriani and Empellón by Chef Alex Stupak, as well as a luxury sommelier-founded wine store, Somm Cellars Wine & Spirits.

The result is a truly rare gem in the realm of luxury residential mixed-use projects.”
The Waterline Square site plan seamlessly connects parks and open spaces through a thoughtfully created axis from the city grid to the adjacent Hudson River Greenway. At the heart of the development is the new, 2.6-acre lushly landscaped park by Mathews Nielsen Landscape Architects (MNLA) that has been designed as a gesture to the neighboring Hudson River Park, Central Park and Riverside Park.
Beneath the park and connecting One, Two and Three Waterline Square is the Waterline Club. Designed by Rockwell Group, the Waterline Club offers thoughtfully programmed sports and fitness, swim and spa, leisure and social, creative, children’s and pets’ spaces, including an indoor regulation-size tennis court and indoor half-pipe skate park — each the first of their kind in a New York City residential building — full-court basketball court, two pools, steam rooms and saunas, an expansive children’s playroom designed by acclaimed kid’s museum designer Roto, and much more. At more than 100,000 square feet of best-in-class sports, leisure and lifestyle amenities, the offering at Waterline Square is one of the largest and most compelling in New York City.
In addition to the sprawling shared amenity package, each individual building at Waterline Square has its own selection of exquisite offerings available to condo and rental residents. Tower amenities include large great rooms with fireplaces, private dining rooms, media and game rooms, salons and billiards lounges, libraries and beautifully landscaped and furnished terraces.
Waterline Square plays a critical role in completing the Riverside South Master Plan, one of Manhattan’s most important master plans, which began more than two decades ago. Waterline Square completes the development of the last remaining parcel of this important waterfront masterplan.
