- The U.S. homeownership rate was 65.7% in the fourth quarter of 2025, according to the Census Bureau’s Housing Vacancy Survey (HVS).
- Younger buyers are showing signs of momentum. The homeownership rate for those under the age of 35 rose to 37.9% in the last quarter of 2025, a 1.6% increase over 2024, according to the Census Bureau’s Housing Vacancy Survey (HVS).
- Approximately 65% of U.S. households cannot afford a median-priced new home. At a median price of $413,595 and a 30-year mortgage rate of 6%, 88.2 million households are priced out of the market.
- Nationwide, 52% of households (70 million) cannot afford a $300,000 home, while the median-priced new home costs more than $400,000, according to NAHB’s 2026 Priced-Out Analysis.
- Even a small increase in home prices can have a large impact on housing affordability. A $1,000 increase in the median new home cost prices more than 150,000 households out of the market, according to NAHB's 2026 Priced-Out Analysis.
