On the latest episode of NAHB's podcast, Housing Developments, CEO Jim Tobin and COO Paul Lopez recap top events and priorities for the year, and what to expect for 2026, including the 2026 International Builders' Show (IBS) in Orlando.
2025: The Year of Housing
NAHB built on its successes from 2024 as it continued to put housing at the forefront of the national agenda and solidify the Federation as a primary resource on housing policy.
Notable NAHB successes included:
- A stellar 2025 IBS in Las Vegas,
- Thousands of NAHB members on Capitol Hill for NAHB’s Legislative Conference,
- Multiple requests to testify on Capitol Hill, and
- Thousands of media hits on key housing policies.
“We know affordability is such a major concern that NAHB is positioned — whether it's in the media or whether it's on the Hill with policymakers and the administration, and our state and local associations as well in their markets — that we are the go-to when it comes to housing policy in the country,” Tobin stated.
What to Expect for 2026
Although the NAHB/Wells Fargo Housing Market Index (HMI) closed the year in negative territory at 39, the forward-looking component has measured over 50 for the past three months, indicating that builders are optimistic for the year ahead.
"I don't know if the wind's at our side or at our back yet, but you just get the sense that maybe we're on the verge of something," Tobin projected.
The recent rate cut by the Federal Reserve should help both with financing and consumer confidence going forward as well, and the release of additional government data that was delayed during the shutdown should provide a clearer picture of the market.
2026 will be a busy year on the Hill as well, as candidates gear up for midterms amid redistricting efforts — a dynamic that Tobin noted is unprecedented — and the likelihood that key housing packages will end up heading to the Oval Office.
“Housing is still going to be front and center next year,” Tobin stated. “But what policies can we get to the president’s desk? What policies can we get the president to embrace?”

The 2026 IBS will be the show’s final event in Orlando, and is a must-attend for housing professionals.
