In a familiar setting but featuring a wide array of new designs and innovative products, The New American Home 2024 is sure to impress and inspire countless attendees at next year’s International Builders’ Show (IBS).

Returning to the upscale community of Ascaya in the Las Vegas suburb of Henderson, Nev., the 2024 home is just around the corner from some of the previous editions of The New American Home program. But Daniel Coletti, president of Sun West Custom Homes and lead builder of the project, says the home will have an identity all its own.

While careful not to divulge too much detail, Coletti says that among the aspects he is especially proud of are the angular monoliths featured at the home’s exterior entrance — a design that will be seen throughout the interior of the home as well.

“It’s like a single piece that’s got a cool angle to it,” says Coletti, who is building his third New American Home. “The idea is to set yourself up so that when you come through the house, you’ll feel this [design element] throughout the whole house to give it a sense of continuity.”

Coletti also specifically chose the lot for the home because it offered “a spectacular view that’s not just 180-degrees, but more like 280-degrees. So it was a perfect pallet in which to start a new design.”

The one-story, 7,722-square-foot property will include five bedrooms, five and one-half bathrooms, a state-of-the-art outdoor kitchen, a pool courtyard and an abundance of energy-efficient features.

Built to achieve net-zero status and the National Green Building Standard’s Emerald certification, the home is also expected to earn certifications from Energy Star, Indoor airPLUS, and the Department of Energy’s Zero Energy Ready Home Program.

The project is on pace for completion in early October 2023. Its official debut to the public will take place during IBS 2024 Feb. 27- 29 in Las Vegas.

New Home Sales Close 2025 with Modest Gains

New home sales ended 2025 on a mixed but resilient note, signaling steady underlying demand despite ongoing affordability and supply constraints. The latest data released today (and delayed because of the government shutdown in fall of 2025) indicate that while month-to-month activity shows a small decline, sales remain stronger than a year ago, signaling that buyer interest in newly built homes has improved.
