Construction of The New American Home® 2023 is well underway in preparation for its unveiling at the next International Builders’ Show, Jan. 31 to Feb. 2 in Las Vegas.

To deliver not only a finished project by that date, but one that wows each of the home’s visitors, the build team has gone to great lengths to plan as far ahead as possible with each step to avoid common pitfalls of supply-chain delays.

“We’ve got a great team behind us,” said Michael Gardner, principal at Luxus Design Build and lead architect of the 2023 home. “Everybody’s been working diligently to get everything lined up and selections made months and months prior. So we’re hoping that all of that preparation will pay off in the end.”

Careful consideration was given to the home’s precise location within the mountainside community of Ascaya, which is also home to some of the previous iterations of The New American Home. Breathtaking views throughout the property will be enhanced by two-story high glass windows that boast minimal visual interruptions.

“The [view from the] back of the home truly feels like you’re living outside,” Gardner said.

The home’s unique floorplan is designed for seamless indoor-outdoor living with an emphasis on comfort. Many of the outdoor spaces are fully or partially encompassed by the home’s exterior walls to add protection from the often harsh Las Vegas sun, wind and other elements. Plus, an especially deep covered patio is designed to maximize time that can be spent outdoors yet sheltered from the scorching sunlight.

New Single-Family Home Size Trends: Third Quarter 2025

New single-family home size has been generally falling since 2015 as a response to declining affordability conditions. An exception occurred when new home size increased in 2021 as interest rates reached historic lows. However, as interest rates increased in 2022 and 2023, and housing affordability worsened, the demand for home size has trended lower.
