The Credential - September 2024
Hello and welcome to the September 2024 edition of The Credential!
It’s hard to believe it’s September already. The summer has flown by, kids are back in school, the days grow shorter, the nights grow cooler and pumpkin spice everything is back, but best of all, football is back (Go Dolphins!). I hope you all had a wonderful summer and found time for family, friends and some time to unwind; I certainly did and now I’m ready for fall and everything it has to offer.
This edition of The Credential is packed full of great information you won’t want to miss. We continue our “Back to Basics Again” series with HOTMA focusing on Sporadic and Periodic Income, written by Scott Michael Dunn. He’s included a very good income exclusions table that you are going to want to keep handy.
The other hot topic of 2024 is NSPIRE. Wendy Quackenbush with Texas Department of Housing and Community Affairs (TDHCA) has put together an article outlining some of the differences between NSPIRE and USPS inspections and how deficiencies are scored. Wendy’s article will tie in nicely with our LIHTC Property Inspections: Prepare to Pass Using NSPIRE Standard webinar on September 18th, with speaker Matt Rayburn from Indiana Housing & Community Development Authority.
Other articles, include “Early Termination, LURA Expiration, or Refinance, OH MY!” written by Patricia Hensley and "Annual Reporting Requirements" written by Darlene Sidebottom. Two informative and timely articles that I’m sure you will find helpful. Also included is an update on emerging LIHTC issues to keep us all up to date on what is happening in our industry.
Last, but certainly not least is the recognition of our HCCP Spotlights, Erica Etterling, Melissa Pullin and Gary Kirkman.
